Home Information Packs (HIPs) – New Regulations

First Day Marketing

The temporary provision to allow a property to be marketed provided a HIP has been commissioned prior to the first day of marketing will expire from the 6th April. From this date, the basic HIP must be in place before marketing can begin.

Property Information Questionnaire (PIQ) to be included from 06 April 2009.

This is to be included in the HIP to provide basic, useful information about a property. Details in the PIQ will include information relating to flood risk, gas and electricity safety, service charges, structural damage and parking arrangements.

Leasehold Information

For leasehold properties the new PIQ will include a summary of the leasehold arrangements.

Why is the new legislation being introduced?

The Government’s aim in introducing this legislation is to provide more comprehensive and accurate information for the consumer and to make it available from an earlier date. Any potential buyer will be able to benefit from complete information as early as possible and be fully informed before taking such an important step as buying a new house.
